The existing stucco home with red tile roof needed a lot of work. But the bones were good and the existing structure had value. Because the house was built right up to the front yard setback we had to request a variance to allow for a garage with a little more space to accommodate a truck.
We showed a rendering with and without the extra variance and proved that it would have little visual impact but provide better functionality for the home owner. This renovation was extensive and included exterior, interior and landscape.
A gentle slope and planted area allow water to drain down and away from the house and foundation. The wood framing, concrete structure, roof rafters, and the basic bones of the house were saved and upcycled. A tired house was given new life and a luxury style.
The result is refined, bespoke, airy, and has great presence. The large folding door at the kitchen connects the inside with the outside. The patio nearly level with the interior to provide that seamless connection.
